The Vermont House

Originally known as the Hotel Vermont, the building opened in 1911 as one of the grandest hotels in northern Vermont. It is located at 129-133 Main Street in downtown Burlington and is part of the registered historical area known as the “Flynn Theatre Block District.” It has 7 full stories plus a penthouse. Many of the units boast fine views of Lake Champlain.

After serving as a hotel for many years, it was converted into an apartment building with some limited commercial space. Eventually, the building fell into neglect.

The property was brought to the attention of Atlantic’s president, Peter H. Sprayregen, by his brother, Paul M. Sprayregen, who heads Investors Corporation of Vermont, a Burlington-based real estate development company. Together they formed Atlantic Investors Corporation to redevelop The Vermont House. In 1986, Investors Partnership of Vermont Limited Partnership (the “Partnership”) was organized to acquire and operate The Vermont House.

From the beginning, the Partnership’s stated purpose was to operate The Vermont House as rental real estate for a period of years, after which the apartments and commercial spaces would be sold as individual condominium units.

By the close of the year 2000, all the units had, in fact, been sold as condominiums.

Over the life of the Partnership, each of its original Limited Partners has benefited from an Investment Tax Credit (in 1986), taxable losses, and cash distributions from operations, in addition to sharing in the proceeds from the condominium sales.

As General Partners, Peter and Paul Sprayregen take pride in the successful realization of the vision they had for The Vermont House over 20 years ago.
