Consultants and Advisors:

In working with clients, Atlantic’s first step is to formulate a financial strategy based on present and projected market conditions. Once a decision has been made to proceed with a syndication or mortgage placement, a comprehensive program is tailored to the development’s specific parameters. Atlantic’s active involvement in a real estate venture continues well beyond the placement of debt and equity. Equal attention is given to insuring that the project remains well-managed and that maximum benefits are achieved.

Our Investor Services Division monitors program performance and provides accurate, timely reports to investors. This department communicates with investors, general partners and lenders regarding partnership interests, collection and disbursement of funds, and the status of escrow accounts. Additionally, the department distributes annual “K-1”forms and financial statements, and makes on-site inspections of the developments, as called for.

Following are Examples of Developments Which Atlantic and its Principals Have Successfully Developed:

  • Structured a limited partnership for a 342-unit combined market-rate and low-income Section 42 residential development, and arranged for the placement of equity interests in this partnership
  • Secured housing tax credits in the aggregate annual amount of $860,629 for three multifamily developments in New York State
  • Designed a debt and equity placement program for the purchase and rehabilitation of a multi-unit, multi-site 100 percent Section 42 housing development in Texas
  • Acted as managing general partner, developer, and property manager for the acquisition, restoration and marketing of a combined (residential and commercial) historic investment development containing 57 luxury apartments and 12,000 square feet of commercial space
  • Structured the limited partnership and equity syndication program for the first low-income multifamily housing development financed by the Massachusetts Housing Finance Agency under the State Housing Assistance for Rental Production (SHARP) Program
  • Acted as co-developer and property manager for the construction, leasing, and equity syndication of a new construction, 50,000 sq. ft. corporate office building
